Legal Services

At Lease End

  • Move-out inspection is scheduled and completed
  • Deduct from security deposit any items that may be damaged, not cleaned, items left behind, etc.
  • Reconcile security deposit account(s)
  • Issue the security deposit refund and/or statement within 30 days of move-out
  • Schedule and Coordinate move-out cleaning and repairs, if needed
  • In-House Rehab Services available

EJG Property Management’s Website, Real Estate Web Partners and the Multiple Listing Service provides the most extensive property marketing to procure potential tenants.

Our rigorous prospective tenant checks ensure great success in obtaining qualified tenants. EJG Property Management will complete customized lease details with clients and explain lease commitments and obligations to tenants.

Coordinate with multiple subsidies; such as Section 8, Housing Agencies, and all other Federal, State, and Local services, if acceptable to the property owner.

For properties in an Association, we will furnish the tenants with any special documentation, rules, and regulations required by the Association prior to moving in.

We inspect properties during the move-in and move-out process, including the 5 Day Defect List. As clients of EJG Property Management frequent inspections of the property will occur.

All payments will be processed by EJG. Complete reports for Income and Expenses are available to view or download via our Web Portal.

We will handle all incoming tenant maintenance requests and complete work quickly and professionally.

Our longstanding relationship with our vendors will ensure that all repairs and work order costs are kept to a minimum. Our purchasing power allows us to obtain discounts and low trade labor rates allowing us to pass the savings to you with no up-charge.

EJG Property Management will ensure that all of our client’s properties are in compliance with regulations, codes, and laws at the federal, state, and local levels.

Aggressively communicate with tenants to collect payments and enforce lease terms. If needed, we will serve the tenant with a Demand for Rent and Notice of Eviction and will represent our client in the eviction process.
